Seller's and some agent's are stuck in the mindset of we're waiting for the rates to drop, it's worth every bit of the same value it was in 2021-22-23 or we're waiting for the right move Trump will make. The longer your home sits on the market, past 45 days, the less money you'll make.

As I stated in 2023, those unicorn days are over. I've always stated we have an inflation problem not an interest rate problem. When buyers work with me our offers are going to be based on current market reality and 3-4 months into the future market, based on how I predict the market. Will we be offending seller's with our offers, no we will base our offers on the reality of the market.


When I work with seller's and listing their properties I will give them the unwanted facts and reality going back to 2021, I've been tracking this data for years, a harsh reality. And, the results as I have predicted, a no body's market that turned into a buyer's market.
